About AIM
Absolute Island Management, Inc. is centrally located on Hilton Head Island and locally owned. Established in 2007, we serve a growing need for a professional property management company that specializes in long-term property and investment management as well as Homeowner and Regime Management. We provide services to investment property owners for real estate management, leasing, contract administration and accounting as well as to Board Members and Association Communities. We operate in accordance with Fair Housing and are a member of the Beaufort County Apartment Association (BCAA), an affiliate of the South Carolina Apartment Association (SCAA) and National Apartment Association (NAA).

Kevin Quat Property Manager and Owner
Kevin has a background in a variety of multifamily housing applications. In 2003 Kevin began his career in multifamily housing, working for Julian LeCraw and Company, a multifamily apartment manager and developer in Atlanta after graduating from Emory University. He quickly moved through the ranks from leasing agent on a C Class 640 unit apartment community up through Multi-site manager handling all daily activities of two large Buckhead luxury highrises for the Condo Development team. He moved to Hilton Head in 2006 to oversee a condo conversion as General Manager for a 194 unit apartment to condo development on the Island.
Once in Hilton Head, Kevin saw a need for a highly responsive quality management firm to work with individual investors on their investments here. With a background in managing large million dollar multifamily assets, Kevin has taken the widely successful management approach from the larger real estate developers and has applied this to the individual investor with great success. His investors and owners are thrilled at the professional quality of work, timely responses and fast leasing that comes with his management.
Kevin has been president of the Beaufort County Apartment Association for the past 4 years (http://www.beaufortcountyapartmentassociation.com).

Phil Hildreth Association Director
Philip Hildreth has an extensive background in luxury hotel and resort management. In 1992 he opened the Ritz Carlton Hotel in Aspen Colorado where he worked his way up in the food and beverage division. Since then Philip has held senior management roles with luxury hotel chains in San Francisco, Jackson Hole, Florida Keys, St. John USVI and Palm Springs. Philip has a degree in public speaking from the University of Georgia and has led seminars and training sessions on the value of positive communication and follow through in the hospitality industry. Philip’s training in customer service and creating memorable experiences transfers well in the real estate management field and has already had a tremendous effect on our Association clients.

Gini Quat Accounting and Human Resources Director
Gini has an extensive background in accounting. After graduating from Kennesaw State University with a major in Accounting, Gini began work for a small accounting firm as a staff accountant. There should quickly learned about forensic accounting and book keeping as well as auditing financials for businesses. Being a people person, the accounting field was not a perfect match for her and she decided to find an application that involved her personality as well as her intellect. In 2004, Gini started work with an Atlanta Apartment Developer as a book keeper and assistant manager. There she learned the ins and out of property management and property management accounting. She immediately was coordinating maintenance and leasing teams for service requests, budgets and resident relations for the 300 unit Atlanta Perimeter Apartment Community called Park Towers II.

Colin Spar Office Manager
Colin has been a Hilton Head local for many years. He is a talented salesperson with a proven track record. He heads up customer retention for Absolute Island Management. He also runs the day to day office activities including tours, account management, vendor and work order coordination as well as expense control.

Jeff Robbins Maintenance Director
Jeffery Robbins came to Absolute Island Management with an extensive background in all phases of home repair including carpentry, plumbing, electrical and telecommunications work. Jeff heads up the maintenance effort for AIM including supply ordering, project management and customer ticket support.
