Application Criteria

Thank you for your interest in one of our homes. Below you will find the criteria for an application for occupancy with Absolute Island Management, Inc.

Ability to pass a credit check. The deposit is calculated based on your credit history as follows:

• Credit Beacon Score of: 700+: Applicant is approved with the minimum deposit for the home.

• Credit Beacon Score range of: 600-699: Applicant is conditionally approved based on his/her ability to submit a full month security deposit equal to the asking rent in the Absolute Island Management, Inc. advertisement for the rental.

• Credit Beacon Score of: 500-599: Applicant is declined. Additional leasing options may be available based on the type of debt owed. If debt is from a medical facility or a foreclosure action, 2 months deposit will be required to over-ride decline.

Ability to pass a criminal background check including eviction search. Felonies and any other serious crimes will result in a decline. Misdemeanors that are more than 5 years old will result in the application being conditionally approved assuming credit is acceptable and will be subject to section 1, a, ii as stated above.

Ability to prove income; the minimum requirement is equal to 2.5 times monthly rent. Income must be verified by one of the following methods:

• 2 recent consecutive pay stubs, or

• new hire letter on company letter-head from your employer, or

• Copies of the last 2 months bank statements and prior year tax return.

This electronic application is virtually signed and by completing the online application I certify that the following information is true to the best of my knowledge and completely authorize its verification which will include both credit and criminal background checks. Applicant will in the next screen submit an application fee of $35, which is a nonrefundable payment for a credit check and processing of application, receipt of which is acknowledged by management, such sum is not a rental payment or payment of the lease fee. In the event this application is disapproved or the applicant cancels, this sum will be retained by management to cover the cost of processing application as furnished by the applicant. Any false info will constitute grounds for rejection of application and lease will be nullified. Resident agrees to deposit a security deposit, with management before taking possession of the apartment as security for resident's fulfillment of the conditions of this agreement. The deposit will be calculated based on the credit information obtained. It will returned to resident within thirty (30) days after apartment is vacated if: 1) Lease term has been fulfilled, 2) All monies due management by resident have been paid, 3) Apartment is not damaged and is left in its original condition (normal wear and tear is expected), 4) Satisfied a written 60 day notice to vacate. Deposit may be applied by management to satisfy all or part of resident's obligations and such act shall not prevent management from claiming damages in excess of the deposit. Resident agrees not to apply the deposit to any rent payment. Resident and management shall execute a Move-In/Move-Out Agreement. SECURITY DEPOSIT: IT WILL BE REFUNDED IN THE EVENT OF CANCELLATION BY APPLICANT DURING THE FIRST THREE (3) DAYS FROM THE DATE OF THE APPLICATION. IT IS NOT REFUNDABLE THEREAFTER. *
